for sale by ownerWhat about a ‘for sale by owner’? Do you really think you are going to save money buying directly from the owner? Most FSBO’s overprice their home thinking they should get a Realtor’s price without  providing a Realtor’s service.

Do you have sufficient market knowledge to know what the actual SOLD prices are for properties of similar size and condition to the property being sold?

 And finally, the most important question to ask yourself is,

 Do you, have sufficient knowledge of contracts, inspections, financing, and title issues to undertake the single most important purchase of your life without the help of someone specifically trained and licensed in such matters?

Will you require certain items be repaired or replaced? . . .Or is the seller willing to reduce his price?

There are contingencies a buyer’s agent will include in a contract to protect the buyer in the event there are issues with the property itself… clauses that benefit the buyer specifically. You can’t necessarily expect the listing agent to write contracts from the buyer’s vantage point, can you?

Home loan, FinanceAnother area in which the buyer needs to be protected is financing. If you can’t obtain a loan on your terms, will you be able to get your deposit back? Or do you have a contract that covers this contingency in detail…. And a myriad of other contingencies just as important.
